SCOPE OF WORK

  • Work with Management to direct resident relocation program: NHI was provided one building at a time while residents moved to another building
  • Demo existing apartment interior finishes, kitchens, and bathrooms
  • Replace thru-wall AC units, baseboard heat registers, and domestic water heaters in all apartments
  • Install new boiler systems and zone valves in all buildings
  • Full unit interior renovations: kitchen, bathroom (shower valve, tub surround), flooring, patch & paint, base & case, doors & hardware, electrical finishes
  • Update ADA/UFAS compliance in 3 accessible units, convert 5 regular units to new accessible units
  • Building common area renovations: flooring, patch & paint, base & case, door hardware, stair handrails
  • Add new accessible laundry room in 1 building common area
  • Augment attic insulation to reach R-49 in all buildings
  • Replace all windows and siding per architectural specifications on all buildings
  • Re-roof buildings as needed
  • Replace all asphalt roads and parking surfaces along with new dumpster enclosures
  • Replace all heaved, broken, and out-of-spec (ADA compliance) concrete walks
  • Full site landscaping with new playground equipment
  • Work under Rural Development's monthly draw cycle to ensure project timeline and funding
